That turned into a phone call and left me feeling good about where Property Evaluator is going. A simple email to the developer got a reply right away. My workflow calls for a few added features (like expense analysis and ratios). Organizing my properties into portfolios helps me keep track of which the app came from which source. PDF reports Property Evaluator generates are clean and professional looking. I either snap photos of the the app from the online pro-forma or snap off some photos right from my iPad 2. Sending analysis instantly to partners or other investors is a dream. I honestly enjoy running the numbers on my iPad. But Property Evaluator integrates a thorough analysis with the ability to add multiple photos, run a scenario out over ten years by dragging a simple slider, and adjust assumptions on the fly. This program is tremendous and the developer is working daily to improve it. Plugging in a few properties will be an excellent tutorial for learning the definitions and logic of investments. This program would also be excellent for residential agents looking to understand investment analysis. It is pretty, simple for a lender or investor to follow and allows for numerous pictures. The PDF printing and emailing beats any other investment program I have ever seen. In the pro version, my data input time is minimal for properties with over 100 units and multiple expense items. The pro version is much better than the free version, but that is to be expected. The numbers flow properly and logically to valid IRR and cap rate results. I have spent several thousand on one analysis program and it doesn't do anything that you can't do with this AP. I've usually done analysis (20 plus years experience- over 100 investment deals) using a far more expensive software program. If you are in a business where valuing properties is important, this is the one. With 90 APs on my iPad, I've tried many, but this is one of my very favorites. I never write reviews, but this AP blows me away.
